Commercial agents at Harris Lamb and Colliers have been instructed to let a 58,177 sq ft headquarters-style industrial warehouse facility in Telford.
Premier House, a self contained, detached distribution/production building, is located on the popular Hortonwood Industrial Estate.
The warehouse is located at Hortonwood 7, approximately 500 metres from the junction of Hortonwood 3, a principal access route on the estate, and Matthew Tilt, of Harris Lamb’s Telford office, said the business anticipates a high demand for the opportunity.
“Demand for high quality warehousing benefitting from good access links continues to outstrip supply throughout the Midlands, and we expect high enquiry levels for this building, which offers a prime location and is available for immediate occupation,” he said.
“Hortonwood Industrial Estate is one of Telford’s premier industrial locations, positioned at the intersection of the A442 and A518, with Junction 5 of the M54 being located just three miles away, providing easy access to Junction 10a of the M6 and the wider national motorway network.
Sam Robinson of Colliers’ Birmingham office added: “The unit is available on a full repairing and insuring lease, with terms to be agreed, and is suitable for a variety of manufacturing or distribution uses. The building itself comprises three bays offering minimum working heights of between 5.5m and 9m. The left bay has a concrete mezzanine and goods lift, and a level access door leading to a canopied loading bay, while the right bay has two level access loading doors leading to a yard area.”
